Since 1996 Marty Goodman has been a key member of The Justen Company, a real estate development and project management company located in Seattle and servicing the greater Seattle area and the Northwest. During his tenure he has played a lead role in the development of numerous development projects including financial feasibility and alternatives analysis, assembling the development team and leading the preconstruction process, securing entitlements and permits, and managing contractors and marketing efforts.
Representative Projects
1521 Second Avenue Condominiums, a 37 story, 143-unit condominium tower near the Pike Place Market in Seattle. The construction budget is $100 million plus and construction is underway. Marty’s role has involved financial feasibility of various development concepts, participation in the City of Seattle rezone process to improve the capacity and value of the property, assembly of the development team, negotiation of development agreement with Opus Northwest and lead role in obtaining entitlements and permits.
Bella Mira Estates Condominiums, a 16 unit luxury waterfront condominium on Lake Sammamish in Issaquah, Washington. Condominium units average 2500 SF with an average sales price of $1.5 million. Total project cost $16 million. Marty has been involved with the full spectrum of the development process including land procurement, feasibility, entitlements, financing, construction management, marketing and sales.
Renovation of the historic Smith Tower, the first high-rise building on the west coast built in 1914. The project involved seismic upgrades, infill of the light well to create floor area and improve circulation, new mechanical and electrical systems and new interior finishes throughout. The $28 million investment in improvements effectively repositioned the building in the Seattle office market to compete with new class A buildings. The building recently sold and the owners realized a substantial return on their investment. Marty managed the development throughout the renovation process.
ZymoGenetics Earl Davie Building, a 120,000 SF research and development facility near Lake Union in Seattle, WA. This $40 million project was built in two phases, the first in 1998 to provide additional lab and office space for the growing biotech company. Marty Goodman managed the development and construction on property owned by ZymoGenetics. In 2002, ZymoGenetics again looked to The Justen Company to initiate development of the second phase, which included a production facility as well as additional laboratory space. Marty took the lead in the complicated entitlement process which included vacation of a City of Seattle street, procurement of a tieback agreement with the Washington State Department of Transportation and purchase of land from King County.
Marriott Hotels, Marty Goodman was the Project Manager for three Marriott Hotels: 1) Marriott Residence Inn in Lake Union, a 234 room, seven story hotel, 2) Marriott Residence Inn in Bothell, a 120 room, multi-building, wood frame development and 3) Marriott Courtyard in Bellevue, a 152 room, wood frame hotel. Involvement included pre-construction and project management.
Other projects include renovation of several historic buildings in the Pioneer Square district in Seattle into office and residential space, negotiations with Federal Express for the development of the new Seattle Parcel Distribution Facility, management of the renovation and repositioning of a 1960’s vintage 180,000 SF office park in Palo Alto, California and subdivision of 20 acres of commercial property in Redmond Washington, most of which was subsequently purchased by Microsoft.
